Phil McGrath has been involved with the property market all his life. His late father Ron was a builder who went on to become an award-winning real estate agent in south-east Queensland.
Ron inspired a passion for the industry in Phil, who remembers when his father made the move from building to selling and sold five homes in his first week. Ron loved people, he became an excellent negotiator. He passed on to Phil his fundamental rule, which was to sell a client’s home with the commitment and dedication you would expect if it was your own. He was also very down-to-earth and moralistic, valuable traits he passed on to his son.
Phil is highly educated, knowledgeable and experienced in property having obtained a Bachelor of Applied Science in Property Economics. He has worked at two international property companies (Lena Lease and Chesterton) before founding Impact Property.
Impact Property was born out of Phil’s desire to create an alternative to larger real estate agencies and to lift the reputation, education and skill-level required in the industry.
Since selling his first property, a two-bedroom home in Holland Park for $287,000 in 2004, Phil has been involved in hundreds of property transactions. These have included leasing commercial property and selling residential property for suburb record prices.
Phil’s has a thorough knowledge of the Brisbane Property Market and how to position properties to sell at a premium price. He continually refines his skills to stay at the forefront of best real estate sales practice in a constantly evolving market.
When driving, Phil swaps listening to the radio for podcasts from Global and Australian real-estate leaders. His favourite podcasts include: John McGrath, Tom Panos, Mat Steinwede, Real-estate uncut and Top Agents Playbook.
Phil believes the Brisbane market has changed considerably in the past decade in terms of demographics; buyer knowledge and expectations. This is demonstrated most recently in an over-supply of apartments in Brisbane and a drop in apartment prices. He says as a result of this a very different skill set and approach are required for successful transactions in this sector.
Phil has a passion for selling and renting out properties, particularly the marketing and negotiation stages. He loves setting himself the goal of selling a property for above the listed price in a short timeframe.
Throughout his career Phil has developed a strong network of professional advisors to assist his clients. These include trusted mortgage brokers, solicitors, accountants, financial advisors; building and pest inspectors. Phil understands a real estate transaction is a crucial financial decision and is able to guide his clients in every step of their property journey.
