Once prospective tenants have inspected your property they can then complete a REIQ Application form which asks questions that the Privacy Laws will allow. Proof of Identity is also required. All applicants names are checked through the TICA (Tenancy Information Centre Australia) database to ensure that they have no history of rental defaults. Applicants’s previous/current rental history is checked. Ensuring that not only the applicants’s rent was paid on during the tenancy, but also the maintenance of the property, and any other pertinent information is obtained. If in the event, the applicant has not rented a property in recent years, but has recently sold a property we will check the overall presentation of the home with the selling agents.
Employment details are confirmed to ensure that their income qualifies them for the amount of rent on the property they are applying for. IF self-employed, accountants will be contacted to confirm income details. If new to the country, bank statements are to be provided together with sizeable deposits together woth email verification from their previous homeland. All personal references are confirmed and verified. Once appropriate applicants have been established, we will contact you to discuss their suitability and your approval is sought (where possible) to finalise the tenancy.
We do not reject applications on the grounds of discrimination or because of any personal prejudices. Applications will only be declined if there are valid and plausible reasons such as poor references, proof of inability to cover rental payments, etc.
