Prior to the tenant commencing occupancy of your property we conduct a very thorough written report on the overall condition of the home. This is referred to at the end of the tenancy to ensure that the tenant’s rental bond is accurately disbursed. Any damage to the property will be noted along side the overall cleanliness. Every area is taken into consideration. Digital photos are taken of any problem area/damage as this assists both landlords and tenants with ongoing and final inspections of the property. Tenants then have two (2) days to check, sign and return the report to us. Bond is calculated at four (4) times the weekly rent and is collected prior to the release of keys.
It is critical that your home be handed to us in the cleanest condition it can be as should we have to record any area of the home as being dirty, we have no recourse against the tenant if they have left the same area dirtier.
An exit inspection accompanies our written acknowledgement of a tenant’s intention to vacate a property. this inspection is completed and compared with the original ingoing report and photographs. The final inspection is often done in the presence of the outgoing tenant, allowing them the opportunity to remedy any problems noted before an application is made for the release of the Bond. Bond monies are held in our trust account until transferred to the Residential Tenancies Tribunal, where they are held until the end of the tenancy.
We communicate maintenance issues with you prior to arranging any repairs. Some owners may want to attend to smaller issues themselves. We provide you with this opportunity, if you wish. Emergencies may not allow for this however, if possible, we will communicate with you prior. Safety is our priority, and any issue that may compromise your tenants safety must be addressed.
Smoke alarm legislation requires smoke alarms meet regulatory standards. It is a requirement for smoke alarms to be current, working and new batteries fitted at the start of each tenancy and lease renewal. We offer to arrange this for you.
Included in our management fee are four (4) property inspections per year. This is followed by a written report. This report will provide you with the condition of the property at the time of the inspection and if there are any urgent maintenance issues. Our managers are not only looking to ensure that your property is well looked after but also look at “the big picture”. Are there any roof leaks, potential maintenance issues in the future, etc. If there is anything of concern we will bring this to your attention.
